Real Estate Investing

Have you ever heard the old saying, "Buy low, sell high?" News stories about the softening real estate market might scare away some novice investors. Experienced investors, however, recognize weak markets as opportunities to pick up bargains. When there are more sellers than buyers, your chances of getting a good deal go way up. In fact, many investors make more money in a down market than in a strong one. In many areas, now is the time to buy before prices start climbing again. In this course, you'll learn how to make money in any area, in good times and bad, even if you have little money to start with.

Real Estate Investing includes specially designed worksheets and hands-on activities to take the guesswork out of your investing efforts. By emphasizing systems and service, this course will help you do more with less effort while serving the needs of your buyers and sellers.

We'll start by developing a plan for your own investing efforts based on your personality and investing objectives. We'll cover the proven methods used every day by full-time, professional real estate investors. You'll learn how to invest in foreclosures, manage a rehab project, and build your team of real estate professionals (title officers, lawyers, accountants, mortgage brokers, appraisers, and more). We'll also explore the effects of higher interest rates and cover alternative strategies for a changing market. By the end of the course, you'll be working toward your first (or next) deal.

This course provides straight talk about real estate that will help you profit from the tremendous opportunities available to investors right now.

Real Estate Law

Explore the legal issues involved in real estate law, from investing to title examinations. You'll not only master the essentials, but you'll receive hands-on applications and examples that will show you how to use this knowledge in a day-to-day real estate practice or in personal real estate investing.

The instructor's own enthusiasm for the subject comes through in every lesson. His extensive experience as a real estate title examiner, investor, and real property attorney helps him to present real estate law in down-to-earth terms. By mixing explanation of legal theory with specific and practical examples, the instructor draws a balance between legal philosophy and legal practice. You'll soon see just how fascinating a topic real property law can be.

Each lesson proceeds from an explanation of theory to application, helping you build a strong knowledge base as you discover how legal concepts are put into practice every day. In addition to clearly worded descriptions of real property concepts, we'll identify key words and phrases and define them on the spot to help you comprehend them. You'll also benefit from a wealth of additional materials including extensive real estate forms and practical applications of the lesson material.

Kirsten Iseminger

Kirsten Iseminger has been a Financial Advisor since 1990 and worked for years in one of the world's largest financial institutions. Her clients have included small business owners, high-level executives, and individuals who wanted their wealth to grow. To further her expertise in the financial planning industry and to achieve the highest recognition available for financial planners, Kirsten successfully completed the education and examination process necessary to become a Certified Financial Planner.

Josh Fuhrer

Josh Fuhrer is a real estate investor and developer with over 15 years of experience in single-family homes, and multifamily & commercial properties. For over 10 years, he has run his own real estate development company, focusing on developing and asset managing nearly one million square feet of retail, office, and mixed-use projects. Josh holds a Master's Degree in Real Estate from Georgetown University, and a Graduate Certificate in Real Estate Development from Portland State University.

Neal Bevans

Neal Bevans is a former Assistant District Attorney. A veteran of over 150 trials, Bevans has tried every major felony from rape, murder, and narcotics to armed robbery. One of his cases was televised nationally on Court TV. He has a Juris Doctor degree from the University of Georgia (Order of the Barrister) and has been a college instructor for over 10 years. He has also presented numerous seminars to medical professionals about the legal field, including training seminars for legal nurse consultants and sexual assault nurse examiners. In addition to practicing real estate law, he also worked as a title examiner and bought and sold real estate investment properties. An author of fiction and nonfiction material, his textbook Criminal Law and Procedure for Paralegals, was published in 2002. His second textbook, Tort Law for Legal Assistants, was published in 2003. He has also published numerous magazine articles about many aspects of the legal and medical fields, including articles focusing on developing a legal nurse consulting practice. He is also a contributing columnist to Legal Assistant Today magazine.
